Even as a broker, I would not represent myself on a home purchase in an area whose market I don't understand fully. In making an offer in this case, I would definitely consider incorporating a buyer side commission, though. Buyer's agents are worth it by far--knowledge of area, personal time spent on investigating/showing/driving around/etc.. Bottom line: buyer and listing agents must become master negotiators. It is posited that this will positively impact a seller if they opt to not offer a buyer agent commission--but how competitive will a seller/listing be against other listings if they are not offering a buyer side commission? Nothing has changed; all is negotiable on both sides. The sellers in Florida (and many other states) who pay closing costs (including commission) was instituted specifically to generate incentive for buyers to buy homes.

The original man who started this lawsuit pulled out a long time ago and is not even part of the Class Action lawsuit. The people that still were suing were people that the ambulance chasing attorney sent post cards to and ask them if they wanted to be part of this huge lawsuit. He sent it to everyone who had sold a home. Each person will get about $27 in their settlement. Next the lawyer is sending postcards to buyers and will start another ambulance chasing scam. Ask yourself why is this happening since it makes no sense AND why is the DOJ involved? Biden and his press secretary ( the one with the bad wig) both have said that he was bringing down prices of homes "by getting rid of the Realtor "junk fees". Let that sink in. This explains a lot!

😅 JM's rant. Totally understand. In reality, people need advocates and a buyers agent is an advocate for their home needs. Sell by owner works only so far. Having a buyers agent gives added security to the property and to the overall sale. Remember everything can be amended and negotiated. (Congrats on the left ring finger JM!)

I follow other YT channels and watch the traffic in the background, and it is CROWDED with cars and golf carts. Then I will catch a video where golf cart drivers are being absolutely mean to others on the paths (now....all places have the good, bad, and ugly. No place is perfect), with that said, TV has a number of people who visit and are not familiar with the layout of the land. Grace doesn't seem to go very far. I live in a military town where people are new ALL THE TIME. With that understanding, us "ol-timers" have to extend a bit of patience and kindness to those who just dont know. I have tried to get a lifestyle visit on a number of occasions without success. I kinda think this is not where I want to be, and yet I am enticed by all the activities. I dont care about Orlando, Disney, or Tampa. I care about knowing the name of the cashier at Publix, knowing the UPS and USPS delivery people, and I care about my neighbor who might need some assistance. I dont want someone complaining about my dog who might be barking at a squirrel or a gecko. I subscribed to your new channel and hope to get better insights of the real life of Central Florida. Thanks for the hard work. Putting videos together can be a pain and a hassle. Lots of hours of work for 15 minutes of viewing can only come from a dedicated heart. ❤❤😊

I always thought the whole percentage thing was sketchy. Realtors should QUOTE their price based on what they think their costs will be to get the job done. And i think the buyers should have to pay realtors to show them homes as well. Putting it all on the seller is kind of bullshit.

You are not going to like this but I think the percentages should change with the times. my first house was 55K and 6 percent was a fair price. but now at 700K it seems like 6 percent is something that allows you to make a half a years pay to sell 1 house. how about just dropping the fees to 2 %.? that's 14K on a sale. 7K after splitting it. at 2 houses per month you make way more than the average Joe.

You should take a look at Hawthorne at Leesburg. It's maintained beautifully and the amenities are incredible. It's really a great place to live. The community is financially stable and well governed by residents. It is a pet free community and there's no Golf Course to maintain (Golf Courses are expensive to maintain and often becomes a huge expense and burden for the HOA residents) but there are dozens of courses nearby. I lived here before the TV was built. I was 12 when they started, the old men would ask who how much. We didn't understand what was meant because this was an innocent town, as in no one locked doors no hard drugs slept with fans in our doors. Yes the rumors are true. They also have a whore house out there the police been looking for it for years. They have the highest STDs in all of fl. Racist omg they built a rent control apartment and freaked out because poor people may move in. The things is back then it was 1200 a month. Like anyone could have afford that. If you look around do you see any none white people. There's a reason. Not sure if people of a certain color have to be out by 5 still. I live 12 miles away watched this monster grow Also be careful they drained the swamps and built your houses on them when a hurricane hits I hope they gave you a boat because it will and has flooded. This was a complaint a few years back. Also 1 more thing did you know to get about 60 percent of this land they condemned a community of black elderly peoples houses to get the land for next to nothing. It was called cherry lake. Adamsville was done the same way. Those people had hand me down houses and were very poor. If they did offer money it was 5 or 10 thousand. As if they could buy a new home.for this money. As I said I was here before it was TV or orange blossom garden trailer park. We know these rumors are true, we know people who work in the strip club and th whore house. We know husband's go with husband's wife goes with wife, They also forget the maids doctor and anyone else that works out there know and talk to their friends about. It may not be on the cars or carts any more but I have seen them had pictures once of them on the car the house. Also gnomes and flamingos are a give away.
